I don't think it'll get hit THAT hard, most will be in places like La Palma, La Mirada, Fullerton, Anaheim, etc, places along the 5 freeway as they get pushed east by wealthy asians/whites and hipsters. There are some white, cookie cutter communities that will just always be white cookie cutter communities. Places like Orange and Yorba Linda, etc.

Garden Grove/Westminster will always be Vietnamese
Irvine will always be Chinese/White
Newport will always be white/rich/persian/whatever
Santa Ana and Costa Mesa are turning from barrios into hipster spots.

Generally, Whites are gentrifying Mexican neighborhoods, Mexicans are moving into Black Neighborhoods and the Blacks are moving out to the Desert communities.

If you're in a good area, the houses are pretty much crashproof. People will always overpay to live in LA in a good neighborhood, its a limited resource. If you're out in McMansion-ville, yeah, some people most people eventually get fucked over.
