Fresh off my trip back to Portland, my wife and I have decided that (as I'm currently unemployed), I will become our own independent agent and devote most of my time towards marketing and selling our home. I wanted to toss a few things out to you and enquire as to if you think I'm on the right track:
My "goal" is that we walk away without have to pay anything at closing.
Here are a few details:
1) We owe a total of $184,000 on the 1st and HELOC mortgages
2) On a cursory level, the house has appraised at nearly $200,000 HERE
3) As a marketing feature I'd like to offere a 1-year warranty on all systems/appliances
4) I'm "toying" with the idea of offering "seller pays all closign costs" as another marketing tool
5) I'm looking into the various FSBO websites, as well as Craigs List as to get the home on the internet
I'm hopeful that we can sell the house right around $189,900 to break even (although, I haven't yet determined what the total closing costs will be. That said, even if I have to pay out a couple thousand bucks in order to get a quick sale, I'll do it.)
Once the house sells, we'll rent an efficiency, then secure jobs in Portland before we pack up and head outa here..
(PS: My wife has awesome skills as an executive admin assistant, so if she gets a job out there prior to the house selling, she'll head out ahead of me.)
