I put in an offer for a townhouse today. All of the carpet in the place needs to be replaced. It's so bad that a good cleaning will do nothing. Anybody have any idea how much that will cost? The area that's carpeted is probably about 750-800 sq. ft. and includes a staircase (probably about 15 stairs).

Ha, thanks, but I'm definitely not rich. Houses/condos are dirt cheap right now. The place I put an offer in for sold for 160,000 a few years back. My offer for it today was 55,000. My mortgage payment will be lower than my car payment if I end up getting it.
 
I know that it doesn't always have to match the drapes.

55 grand? For a house? Geezus.. Portland is so damn expensive, even still, when compared to other areas.

As for carpet.. go hardwood, or the fake-looking hardwood. Carpet is such a pain to deal with.

I actually like carpets for bedrooms. I was thinking about just getting the stairs and bedrooms done and putting in some type of hardwoods downstairs in the living room. Hardwoods are ridiculously expensive from what I've heard.

yeah prices in the south bay of los angeles dropped too...a 3 bedroom condo is only $550, 000

I don't know the cost either, but don't skimp on the pad underneath. My uncle did the carpet in our old house in Washington and he got us the best pad you could get. It was awesome.

How come? Thought I heard or read somewhere that Portland's home prices are on average some $100,000 over the national average. Not saying they're not falling, but it's not as cheap as around the country.

The median sales price of a Portland area home last month was $249,900. That’s a 13.5% tumble from June 2008 when the median price was $289,000.

Do you work in real estate, or know any different? I'll admit I'm not a real estate expert, just saying what I heard.
 
The only thing that I know about carpet is that women in comfortable shoes and I like to munch it.

For the areas that you don't carpet I strongly suggest Wilsonart laminate flooring. It is the number one ranked brand by Consumer Reports.

It is virtually indestructable. You can pour acetane on it and light it on fire and it will not damage the flooring.

Comes in both faux tile and wood.
 
Go for the Hardwood Laminate. Looks like the real thing but Much cheaper :D

and 55k for a townhome? Our downpayment is going to be around 50k lol.

The only thing around here for 55k is a former meth lab that has been condemned by the county lol.

Yep. Get the solid run of foam rather than the pieces glued together. Usually it's quilted and it's pink. Depending on your area of the country it should run about $2.50-$4.00 a yard. A good carpet will feel like crap with a bad pad, but a so-so carpet will feel great with a good one. It also won't break down as quickly, which means your carpet will last longer.

When you look for carpet, first decide on the type you want (frissee, shag, plush, berber, etc.). I prefer open loop vs. closed loop because the latter can run with pulls. You want to look for twist count and density. The higher the better. Wool is superior, but expensive. Nylon is fine. After that, choose your color.

In terms of how much you need, you can't go by total square footage. You need to measure each room. Carpet rolls come in 12 foot widths. Therefore, you won't always be able to get just the amount of your house. 10-12% extra is normal. Keep any decent-sized scraps. You can use them for floormats, runners and as replacement pieces for damaged areas.

The area sounds like it should be small enough to get remnant pieces. Shop carpet discount centers rather than retail shops. Do your homework. You should be able to get something decent between $12-25 per yard. Tearout should be $1 per yard and haulaway should be $1 per yard. Installation should be $1.50-$2.50 per yard.

Whoever you buy your carpet from, get a list of recommeded carpet installers. They'll pass on the best people.

If you decide to do tearout yourself, you'll save money and also have time to prep the sub floor. Vacuum it completely. If there are any stains, cover them with Kilz. If there is cat urine, go to a PetSmart and purchase an enzyme cleaner. Regardless, you'll want to give the subfloor a few days to breathe.

If I think of anything else, I'll post it, but that's just some info to get you started.

My dad owned carpet stores. Carpet is in my blood.

1. Get the best padding you can afford.

2. Shop around and dicker on the price.

3. Stainmaster brand is very good.

4. There are lots of installers and you can often hire a cheaper one on your own.
