My rent has gone from 775 per month to 1300 in 4 years.

Nothing has changed at my place. Not even my paycheck.

The only thing that changed was the manager 8x and owner of the property.

They're "developers" from California.

Fuck. Them.

In your scenario were socialists unregulating the lending and financial markets and creating derivatives?

Seems more like a capitalist ponzi scheme to me.

...I still need to get interpretation on these new laws, but so far it is a big fat NAY! If I understand correctly, I won't be able to sell me rental property in a couple years like I had originally planned because my renter has already been there for 1.5 years and the new law will prevent us from terminating the month-to-month lease in order to sell our house? That seems awfully invasive to me -- I should be able to sell my property whenever I want, regardless of current rental/tenant situation :dunno:

From what I've read, the Bill requires landlords to give tenants 90 days’ notice of eviction and pay them one month’s rent.

Does selling your home count as a for-cause or no-cause eviction?

The bill is intended to provided protections for tenants. Thus, if a home owner wishes to sell their home, this law would have no effect on that transaction (which is between the buyer and the seller) unless the rights of a tenant are affected. Fixed-term leases will always continue, unless there is a tenant-based reason (failure to pay rent) for eviction. On a month-to-month tenancy of under a year, a no-cause notice may be issued with 30-days’ notice. On a month-to-month tenancy of over a year, 90-days’ notice and the payment of relocation expenses (1-month’s rent) will be required.

Honestly rent is incredibly out of control and kind of helped me go into we should just buy a home mode (and I'm glad we did) our house payment is much less then what most people for rent these days.

Not sure I like this bill, but we do have a big problem with people not being able to afford to put a roof over their families head.

The more I read this bill, my heart kind of likes the direction of it, my head doesn't really like the bill itself though.

Ha! You have a City in a self imposed Urban growth boundary, that by it's very nature and purpose causes high housing cost and shortages.
Now to make up for this predictable affect on rental prices, we get another government program to artificially constrain rent.
While at the same time this same government welcomes all immigrants to this area of housing shortages.

Why do you guys put up with this level of ineptitude managed by gross ignorance? Is there no one that see how stupid this circle jerk is?

Ever pay rent in San Diego recently or San Francisco? That's what happens when they move up here and buy property at 2 or 3 times the local value...I've been offered an insane amount for my small piece of Oregon...won't sell..I'm all for making a profit but it's gotten to where too many young folks are priced out of the market

Have not paid rent any where in the past 60 years. err, except for boat slips.

I checked out Santa Barbara last spring, one of my favorite places. There is no where to live available there, and certainly not at a price workers could afford to pay. I ask a couple people eating at the same table while I was having a sandwich. Where do the people that work in this town live?

Oxnard was the likely the source of most of the labor force. Well, now, Oxnard was something else too. Schools overflowing, no way to build anything due to protecting the farm land, while the population of the City has increase by an estimated 55 to 65 thousand immigrants since 2010. It is appalling!
I am waiting to see how Oregon follows this pace set by California.

Carpentaria isn't to bad...have friends there. Also, Ventura.

I was surprised Oxnard has a nice Marina area. Still, overall kind of shit though. Ventura is sweet.

Not sure if it is relevant to your situation, but surely some buyers buy with the intention to use as rental property, and having a tenant already is probably not a negative in that case?

Really? I had not heard of stupid laws being passed somewhere else lately.

I admit, I have little experience with being a renter. The first house I rented though, I was very happy the landlord rented it to me.
It made it possible for me to stay there and finish school.

...yeah seems like there is a lot of sift thru here and some clauses that only pertain to those with 4 or more rental properties etc etc :dunno: will figure it out in 2022 when we plan to list our home for sale in Albany
