You actually think HCP will pull a permit or follow code?
 
not sure if you've done it yet but I'd paint last .....especially after any electrical or plumbing...might have to remove some freshly painted drywall otherwise and paint it again.
Only painting will be outside. If we are able to remodel the kitchen or bathroom, it will definitely be after all the electrical work is done.
 
I was very close to just having some of the homeboys do all the work on the down low. Father-in- law and wifey are making me get all guys license and bonded with real web sites and everything. I know it's the correct way to do it, but I know I could have saved a ton of money for sure having my yard guy's family do all the work.

Trying to use as many hookups as I can with things though.
 
Would love any recommendations on skylights and windows. Want to get that installed before they start painting. Roof guys are installing my skylights, just have to order them. I keep hearing Millguard is the way to go. The windows we have are all the original double hung woods. Wish we could get them rebuilt or fixed. To order new versions of these ones would cost me $30,000!!!!! That ain't happening FAMS!
 
Broke ground yesterday FAMS.
Porch was sagging, along with the house a bit. 97 years old, guess that will start happening.
My guy Carlos and the boys demoed the whole porch and stairs. Rebuilding then starting on the roof. He's going to take down the furnace chimney while he's up there. Paint after that. Had my man come measure for our new windows. Replacing each one. Said we will notice how much quieter it makes the house. Getting the top energy efficient ones and three skylights for our upstairs.

I was going to say that heavy traffic will make a porch sag like that.....well worth rebuilding! Rock on dude...you're going to be happy when it's all done...I need new windows and doors ...it does make a place quieter
 
It's gettin' real FAMS! Father in law just finished our drawings to finish the basement. Still rebuilding the porch, then they will start with the roof and paint. Just trying to figure out how soon I should have them start in the basement. Not sure how many projects we want going on at once. Definitely rewiring and new pipes I was told recently, so there's that! Kinda fun being my own general contractor on all this. I'm lucky I have a bunch of good friends in this industry. Tapping into their expertise and connections. Also being Mexican has helped!!!!

My mexicans tore down the old furnace chimney today. Shit what a mess. New energy efficient Milguard windows being installed on the whole house as I type. Porch all rebuilt. Going to start tearing the roof off tomorrow. Very exciting seeing it all come together.

I'm in the planning stage with my basement renovation.

I'm going for a retro/modern feel. Custom woodwork. A 4k tv in a 70s/80s style floor tv cabinet:

That and a 300g aquarium. I had planned this years ago, even started a thread here on it, but those plans took a backseat until now.

I don't consider myself super-gullible, but as someone who appreciates old record players, NES, and has a 100g saltwater in his basement, your idea.... I'm halfway stoked.
