This is the best I've got so far but they can't figure out exactly how to make it a covered stadium (which I feel is absolutely imperative). The only way is to extend the bank of the river.
This Zidell yards site is a complete mess logistically speaking and the engineering will be a pain no question.

Then on top of all that there is the fan experience type venues that need space and have got to be part of the overall plan or this is a non starter. Yes I know the City Council wants to vote yes on this but in my humble opinion they are a bunch of buffoons that have no idea what they are looking at.

It’s a mess. If you only knew what the engineers are saying. It’s totally un biddable. It will have 50-60% T&M bids with no cap clauses.
Nightmare scenario.

Unbuildable due to the landfill/unstable ground, or lack of room?
