You need the old paint scraped off, damage/rot patched and then primered. Then you need two coats of paint rolled and brushed on. Not sprayed. Read the bids you get carefully. The lowest bid is not what you want.
If you want to go even further...before 2 coats of primer...countersink any nail heads and putty them, caulk the molding and baseboards...window and doors...then paint...Z primer is indestructible...get a paint that has some pigment in it...those pastels don't wear well..

I don't think we're thinking along the same lines here...if I'm spending big money on my house....sure, your can leave it in...depends on what lights and fixtures you want to keep....I can plaster and paint myself...different....I just say if you're remodeling....put in new stuff...and I think of an electrician as a contractor...he can't do that work without being bonded I don't think..I'll give you one example....I recently had a burst pipe...once I opened up the wall discovered some serious dry rot ......replaced about 4 ft of wall studs and plates top and bottom.....glad I found it. It was a bearing wall....I framed it in myself so that's not an issue.
You really want to know your wiring can handle a 20 amp circuit. Hard to tell without seeing the gauge of the wires.

14 gauge is good up to 15A, 12 gauge up to 20A.

Plus you mght do like I did and have all the plugs in the kitchen 2x2 instead of the normal 2. So you have enough to plug in a few appliances.

@riverman is going to tell you to mix patchouli oil and sage into your paint. Don't listen to that old hippy.

See, did I call it or what?

You should get that inspected and tested every 5-7 years. There have even been some major recalls on the sprinkler heads because they rust/rot and will suddenly go off.
House is two years old, whole thing has plastic pipe, have no idea if the fire stuff is metal. Never thought about it.

Hey! This reminds me guys. Home Depot is not too reliable for electrical supplies!

In November I helped my son do a wiring job out to another building separate from the house. Needed some bare copper wire to run from the electrical box in the building to the UVIS
ground rod. I wanted 12 gauge bare wire but they had none. So I asked for green insulted 12 gauge.
She whipped a 100' package on me.
I was real pleased, it was cheap.

When I got to check out, standing there waiting, I was looking at the wire a bit, in a clear plastic package.
Then It hit me, the friggin wire was about 16 or 18 gauge, even though it says 12 gauge right on the package.
Of course the check out clerk had no idea what I was talking about, so we got the manager.
Sure enough, we ran a sizing on the wire with a gauge.
The insulation on the wire was 12 gauge size, the wire was 16.
Damn man! That won't due!!

Sell it, you'll dump lots of money into what is basic maintenance. Will not increase the value of your house. Ride the overly hot market and fuck over some Californians wanting the "Portland experience"

Says Asian burbian that moved to SoCal to find his accelerated hipster SoCal version of the Portland Experience.... :smiley-195517897341

FAMS!!

Fuck a house yo. Once the kids move out buy a black turtleneck and get a sick penthouse in the Pearl and spend most of your your time lounging in Spain wearing shorts and no underwear. Who wants the fucking hassle
A running joke with me and the wife, I tell her that is I didn't have her and the kids, I'd have a dope loft in the Pearl. Where I could park my Range Rover IN the loft FAMS!

Hey! I can set you up in style, right on the waterfront, trotting distance to the Pearl. Take tender to the Garden side too, no traffic. Life would be good!

I'm not sure if Home Depot is reliable for much. This afternoon I purchased a brand new propane tank for an outdoor heater. I fought I5 traffic home and went to have it filled at the local gas station. It wouldn't fill! The attendant was competent and tried everything he could (just to be sure, he filled another customer's tank while I stood there). The valve on my tank didn't work right. So I fought traffic back to HD and returned it for another. This time I checked to see if the valve opened. It didn't, and neither did any other in the stack of new tanks(???). So I asked for assistance/advice. Now I want to make it very clear that I have always genuinely admired HD for being so willing to hire the physically and mentally disabled. But please don't use them for technical assistance. Anyway, after a long and frustrating back and forth with a really nice guy with some verifiable short term memory issues and befuddlement in general, I finally asked for a manager. This guy was not disabled but was just about as useless. Finally I started to walk away with refund in hand. Before I reached the door, the manager offered me one of their pre-filled "swap" tanks for the price I paid for the new empty tank. Being the prick I am, I agreed as long as they gave me the most new like tank in the lock up, because my original idea was to avoid forking out for someone else's used tank. So they made it right (and threw in free propane) but only because they didn't know what else to do. It was a frustrating pain in the ass. But from my experience, seems to be HD's "normal"......

I told you, bury the body with lime. Burning it will attract too much attention.

That is a BMW fool. Btw, new windows were my favorite upgrade, no more ugly aluminum, double panes, the tree frogs are not that loud now.

Supposed to be good for efficiency too, remember to run an air leak test of you want to really ensure the house is well insulated.

Couldn't find an image of a loft with Range Rover in it, my bad.
Ya our old house is DAMN cold with our old windows.......and HOT! Just in the wrong seasons.

Like they've said before, electricians and plumbers are your friends.

Take it one room at a time. If you don't know what is behind one of your walls, there's only one way to find out.

There is a study that says each kid costs $230k.

The impact of kids on bees....is much greater. Bees are dying at an alarming rate.

Doing some major research last night. Started thinking we may remodel the kitchen and bathroom later down the line. Father in law is really making some great points about while the roof is off to open the upstairs up with a dormer. Add a bathroom and walk in closet while it's open.
